Kevin Browne Architecture has reimagined this fabulous coastal house that provides multiple cozy spots to ward off the brisk mornings, nestled along the sandy shores of Scarborough, Maine. With an existing home on the property, the homeowners aimed to downsize their space to suit their now-empty nest while maintaining room for remote work, occasional overnight guests, and family gatherings.
Harmonizing with the open and airy water views and the neighboring marsh, the main level features an open-concept living, kitchen, and dining area, alongside a separate sitting room and a home office. Upstairs, the master suite graces you with breathtaking water views, accompanied by two guest bedrooms.
The project presented a unique challenge with no buildable area on this lot due to water setbacks and a right-of-way road cutting through the property. Through close collaboration with the town and the DEP, the project team was able to renovate the existing structure, aligning it with the owner’s vision and in adherence to local guidelines.
They also removed the existing basement and elevated the structure onto a pier foundation, significantly reducing the home’s ecological footprint.
The team completed this project with a sense of pride in achieving an efficient floor plan that successfully accommodated all the homeowner’s desired spaces within the small footprint of the existing dwelling.
